Preparing for A House Viewing
Preparing your home for a viewing can be a nervous affair. But get it right, and it can make all the difference to both selling it quickly, and also in selling it at the price that you want.Indeed many owners say that their house looks the best it has ever looked at the time they are selling it, which in one sense seems a bit of a shame or even strange, but actually if you do reach this stage then you know that you have done a good job!
If you look at TV shows where they go around people's homes and everything is immaculately presented, then you will notice tip one: get it clean and spotless. This in itself can be very difficult indeed, and can involve a lot of hoovering, dusting, and in some places giving things a new lick of paint and a lot of scrubbing too!
So that stage is not to be underestimated. More important changes could involve actual colour schemes. If you have eclectic colour schemes then you will know that these can put people off; therefore it is worth considering having neutral colours throughout such as the ubiquitous magnolia: whilst it might not be nice to your eye, the majority of those looking around homes will be quite pleased to see neutral colours and therefore this can help sell the property. Additionally light colours tend to make a room look more spacious to the eye which is another reason for adopting them - giving the illusion of more space. In general the more light you can get in, the better.
If you have a messy hoWhilst many of us enjoy doing a spot of DIY in and around the home, there is quite a difference between doing electrical work and wiring, compared with something like putting up a shelf.
If you don't know what you are doing, then working with electricity is inherently dangerous - electricity is a potent form of energy and therefore if something goes wrong then the last thing you want is current flowing through you which can be extremely dangerous, and infact lethal. Not only that, but faulty wiring may not become apparent at the time but can strike when you least expect it, putting your whole family at risk.
Therefore it is essential that for any work involving the electrics you get a professional in, and now all electricians in the UK must be trained and qualified.
There are three ways to find an electrician. One is through word of mouth and you certainly should not discount this method. The second is to look through something like the yellow pages or equivalent and phone around a few local electricians to get price quotes. The only thing here is that you won't be able to get a good idea of the quality of their work potentially.
A third option is to go through a body online that has a search tool to find qualified electricians; those who are members of a professional body and therefore will do a good job. There are various standards and certification out there, so you should ensure that to get a competent electrician they are registered with one of these bodies.
To read more on ensuring that you get a competent electrician, there is useful information and links on the directGov website, which can currently be found at this web address on their website explaining how many accidents occur each year due to faulty or bad wiring; a sobering thought: http://www.direct.gov.uk/en/HomeAndCommunity/Planning/ChoosingTradersAndServiceProviders/DG_4018096
me, then of course make it tidy, and get rid of any clutter on the floor. Again the more open the space, the larger it will seem, so less is more when it comes to selling the house.
Of course, you are still living in it so everything still needs to be functional, but do tidy up on the day that there are viewings!
Also important but sometimes overlooked is the smell of the house. Make sure the house is well-aired before visitors come around so it is fresh; if you have pets then you should ensure that any odour is well and truly removed, nothing puts people off more viewing a home than an unpleasant smell. If you need to spray lots of deodorant or perfume around, then so be it! It is often said that pleasant and familiar smells like coffee can also help create an ambience that is conducive to getting a sale.
