However, there are a range of several pros and cons that will need to be taken into account by those who make the decision on whether it makes sense to buy or not. Here are a few of the apparent advantages of buying premises, as opposed to renting them.
The most obvious advantage is with regard to the variable nature of rents and that they could go up at any time (depending of course on the rental deal negotiated), and that means if the rents are cranked up then it could undermine the viability of the business in terms of turning a profit.
Another advantage is one that applies generally to all property and is familiar to those in the personal market looking to buy their first home whilst renting: in a sense, renting can feel like a bit of a waste, in a sense that if you rent a property for a few years and the value of that property increases, you don't see any of the upside. If you own premises, though, then of course any increases in value are passed on, and so in the commercial sector the business ultimately benefits as its property asset increases in value.
Another consideration for all businesses is, of course, the tax situation. Interest payments to be made on commercial mortgages are tax deductible. In terms of the property itself, if you are renting a property then there will usually be quite strict limits on how you can use it, what you are allowed to do inside such as rearranging office space and so on and so forth.
However, like when you own your own home, you will have flexibility to do what you want with the space, and therefore on owning you can more flexibility to do exactly what you want with the space, whilst the repayments on the mortgage may well be similar to what they would be if renting.
