Costs associated with business premises

Other articles in this section look at the various considerations to be taken into account when it comes to deciding whether to buy or to rent commercial property.

Of course, the cost does not stop there either way, as the premises themselves have to be setup, the furniture and decor and then the actual infrastructure has to be installed in most cases (although with so-called service office space then some or all of what you need may already be in place helping to reduce the costs at this stage).

For many buildings, though, you will have pretty much an empty space that needs to be fitted with fixtures and fittings. Therefore you should ensure that there is budget in place and reserved to cover all those costs so that you aren't asking staff to sit on boxes!

First of all is the decorating costs, and for a large space these can be very considerable indeed. Therefore the cost of this stage should be considered carefully. Next, you will need to have the actual furniture and equipment that you need: computers, photocopiers, desks, chairs, monitors, printers and all the relevant stationery and filing equipment. If you already have this equipment but elsewhere then the logistics and more pertinently perhaps the cost of moving those items from the old office to the new also need to be taken into account; again these can be quite significant if there is a lot of equipment and labour involved.

The infrastructure of the building may also need to be set-up: potentially phonelines installed or connected, access to the internet and a server hub and firewall and proper management of all the users and log in system.

So it can be seen that just to get the offices open there is a significant cost to be considered at this stage. And as well as all the essentials there are also the niceties to consider, such as some plants and so on to liven things up, if there is a staff kitchen then that will need to be equipped and so on.
