Letting Property: Furnished or Unfurnished?

When deciding to let a property, one of the important considerations is whether to let it out as furnished or unfurnished. If you have bought the house as buy to let and therefore it has no furniture in at all, then this can be even more important. If the house is already furnished, then it can be less of an issue as there is not the cost of getting it furnished to consider (with the important caveat around the furniture being fit for purpose - ask your letting agent for advice on ensuring that all your fixtures and fittings meet legal requirements).

It used to be the case in the past that there was more protection in place for a landlord of a furnished property than for an unfurnished property, and so more and more property was furnished. However, due to the way that regulations change over time, it is now that the case that more and more properties are let out unfurnished, making this a particularly pertinent question at the moment where perhaps in the past it would have been more natural for many to assume that furnished was invariably the way to go.

The most important question, then, is what is the target market you are hoping to let out too? This can determine both whether furnished or unfurnished is more suitable, and if furnished, then the sorts of things you should furnish the house with to appeal to that market and increase the chance of letting the house. This can be quite complicated and so your letting agent should be able to advise on the market that they are going to target, and therefore give some pointers as to how you might like to furnish the house to maximise the chance of letting it.

If you are letting property in a set of flats or apartments, then there is often a high churn on these. Therefore one option is simply to have a viewing of another property in the same block of flats that is up for let, or even view a few, in order to get a good idea of how they are furnished: both the standard of the furnishings and the amount of items that are there. This should then provide some useful pointers.
