Non marketed properties and HIPs

One of the questions that often occurs is whether people need to have home information packs made when a property is not going to be marketed.

The answer is that if it is not marketed, then you do not need to have home information packs the purpose of which is to give useful information up front to those that you market the property to, that is potential buyers.

There are occasions where a property won't be marketed, typically where you know the person that is going to be buying it and therefore you are not putting it on the market through an estate agent.

Of course if you are doing some sort of deal like swapping houses with a neighbour then you should still ensure that you have a structural survey done and have a proper solicitor's agreement in place so that things go smoothly. Sorting everything out in writing when doing such a deal through a solicitor is essential to ensure that tears don't result down the line when an amicable agreement falls through for some reason. Get everything done through the proper legal channels when considering any such process.
