Property Purchasing in Spain

Spain is one of the most popular destinations for UK nationals to move to, or buy a second property in, and therefore many people each year go through the process of finding a place in the sun (more often than not when buying in Spain!)

This is partly because the location is not too far away, but also of course many are attracted to the climate which in most places is pleasant and warmer without being too overbearing. There is also a good range of different properties, from those in and around the bustling major cities to the farmhouses and unspoilt quaint village properties in the middle of nowhere that have an almost other-worldly quality to them in some places.

Another reason for buying in Spain is that, outside of the immediate locality of the major cities, there are many properties that come with a great deal of land at an attractive price, so if you want to own a larger plot than you can realistically do in the UK, then Spain could be the place for you.

One type of property is called a finca, and these often come with lots of land. You can't put too much stock on the word itself because it is a bit of a catch-all term for any sort of piece of land in locations that are generally rural to a greater or lesser extent. They will tend to have land with them, which is nice.

You will need to consider if you are going to be spending a lot of time in the property or not, and if you are then you should apply to become a resident. This gives you some perks, most notably you get lower taxes, but of course you don't have to apply to be a resident if you are not going to spend a lot of time there (more than six months), but you will need to have someone to represent you when it comes to tax (a 'fiscal representative').

Remember to get a list of the estate agent what all the costs are going to be to keep the property going each year - for instance real estate tax, any community fees, rates for the various utilities and other locally payable taxes.
