Sourcing a Good Letting Agent
One of the most important elements in many people's mind is the cost that they pay the agent, and whilst the temptation is there to perhaps pay as little as possible, remember that generally you get what you pay for, and if an extra few percent gains you valuable services such as maintenance of the property and saves you having to call plumbers and electricians yourself and being on call all the time, then this could be well worth the extra convenience to your life!
It is very important that you see a few agents and get a feel for the costs of each of them and what you get for that money - what exactly is included. Typically there will be a range of packages available and you may have options at around 10% to 20% of the monthly rent depending on what services you choose to go for.
Remember it is important to ensure that the lettings agency has clients of the sort that you are looking for. If you are looking for professional couples for instance then you want to be sure that the property won't be shown to people who do not meet your requirements. It is common not to want pets to live in the property so again you will want to make sure that the proud family with a menagerie of dogs don't move into your house.
Once the tenants are in you want as little hassle as possible, and you most definitely want them to pay the rent on time each month and without any drama or issues. Therefore make sure that you understand exactly what vetting the letting agency undertakes on prospective tenants; this does vary from agency to agency so is well worth asking.
