Property Surveyors

A chartered surveyor is the name given to someone who will undertake an assessment of your property. The key is that they are independent of the various parties involved and therefore will give a trusted opinion, and based on this a valuation of the property is assessed.

They will look at the house and then will usually produce a report that contains various comments, and these and their depth can vary considerably based on the type of survey that has been commissioned.

It is important if you need to have a property looked at that you use a qualified surveyor as through their experience and knowledge they will know exactly what to look for and therefore can undertake a detailed examination and pick up things that there is a real danger that someone else could miss, and that could be much more costly down the line than paying the expense of getting th survey done.

There are various types of services that may be offered by a chartered surveyor, and these very depending on what time of surveyor they are: for instance construction, building, rural, environmental surveyors are four main categories.

A surveyor is a qualified position and a surveyor should be RICS certified.

The price of surveys vary considerably depending on what your requirements are and also the type of survey that you ask for.

A plain valuation could be in the region of around £200 whilst a homeowners survey may be in the region of £500 and then a full structural survey around the £1,000 mark, though it is really impossible to say as it varies so much on the individual property, its size, where it is and also any individual requirements.

In order to get a mortgage on a house you will in any case need to have had a survey done, although for that just the basic one that values the property, though you will usually be recommended to have a more thorough survey done to check the structure of the house too and ensure that the structural condition of the house does not hold any massive surprises.
