How do you give yourself the best chance of selling your home for the price that you want?

Well, if you have realistic price expectations, there are a number of things that you can do... but it would be great to get people's thoughts and tips on this, so what do you think?

I think the tips in the other post in this forum are pretty much spot on that answer this sort of question.

Again it is all common sense really: present the house well, make sure that it smells and looks clean and attractive.

Have the neutral colours throughout the house that make it look bigger.

And also if you can get out of the house and let the estate agent do the showing around: I think they don't have the attachment that people have to their own home so are able to do a better job of showing people around and if the tough questions come up they can either plead ignorance or answer like a politician.

If you show people around yourself and they ask "what are the neighbours like" then you can't give the stock response of the estate agent which is of course "I have no idea!"

Yes those are useful tips.

Whilst straightforward and common sense it is amazing how many people don't do this sort of thing.

Someone with eclectic tastes might not understand someone else doesn't like their lurid wallpaper or colours and therefore leave it!
